Position Summary

The Associate Director, Leasing & Property Services, working with the Regional Director, Capital Planning & Support Services and the Director, Lease and Property Services, is responsible for development of strategic capital and master planning initiatives and space plans as they pertain to the current and long term use of NH leased facilities. Additionally, the Associate Director works with the Director on all real property transactions and issues and develops and communicates project specific details with respect to necessary leased facility and real property initiatives, including briefing notes for senior executive approval. Manages in association with the Regional Director and the Director any leasing or leasing projects by overseeing the planning, design and tenant improvement phases, liaising with various stakeholders, consultants and contractors to ensure operational requirements are addressed and to resolve conflicts, and monitoring and reporting on project budgets and timelines. Engages necessary resources and communicates with convening authorities for all approved real property transactions. Ensures effective space utilization within all leased facilities and manages land use issues for real properties held by NH. Manages all administration pertaining to lease agreements, real property.
 
Qualifications

- Completion of a University degree in Architecture, Construction, Business Administration, Urban Planning, Real-estate or Property Management or related field, supplemented by advanced courses in project management, plus seven (7) to ten (10) years of progressive experience in all phases of project planning/design and management in a large, complex environment, or an equivalent combination of education, training and experience.

Knowledge, Skills and Abilities
- Broad knowledge of the leasing, planning and construction processes associated with tenant improvements and/or facilities development.
- Comprehensive knowledge of health care projects and relevant government procedures, standards and requirements.
- Advanced project management skills including demonstrated effectiveness in planning and coordinating
major projects.
- Broad knowledge of accreditation standards, Workers Compensation Board regulations, and Occupational Health & Safety issues.
- Comprehensive knowledge of space planning theories, concepts and methodologies.
- Broad knowledge of the Healthcare environment and legislation affecting space redesign in health care institutions.
- Comprehensive knowledge of lease and property management principles and practices.
- Ability to deal effectively with various stakeholders, consultants and contractors.
- Ability to resolve conflict and facilitate consensus between stakeholders on critical issues.
- Ability to analyze and problem-solve complex issues towards creative solutions.
- Ability to ascertain bottom line requirements and maintain project budgets and operational budgets.
- Ability to anticipate and respond to changing priorities or unforeseen opportunities.
- Ability to prepare and present written and verbal reports on technical issues.
- Ability to provide leadership, guidance and direction to others including staff and contractors.
- Ability to organize and prioritize work and balance multiple activities concurrently.
- Ability to operate related equipment including computer software applications.
